You could just continue with your prequal and when the time comes to refinance, then just go ahead and refinance the property after any necessary seasoning requirement is fulfilled.

Education and networking will be two powerful items to focus on, especially early on.

There are a lot of SDIRA custodians that will provide helpful education (some more than others) and are able to provide free consultations with you.

However, just make sure you aren't jumping in prior to having the proper education (this goes no matter how old you are).I do know you can get a loan at a fairly young age but am unsure if there is an age limit.

I always recommend everyone educate themselves on the loan style as an option. 

Let the seller know you want to buy the property but to fulfill your requirements to FHA one unit has to be vacant.

Make sure you're educated, you're analyzing deals, you have an agent, etc.

Those jobs take no special skills or education and are intended to be entry-level jobs.
