If they want another person living there, that person can fill out an application like everyone else. 

With s/t rentals, the work may not be too extensive up front, but it is a very demanding business as you either do all the work yourself: filling out the units, cleaning, maintenance, etc. or hire a team to do it all for you, which will of course leave a lower bottom line for you, but it is the only way to scale. 

This particular deal is a little different from your normal investment as it's intent is to be rented until my family and I are ready to fill it's walls with our own photos and it's floors with my son's never ending accumulation of toys.

I could see installing a leveling compound to fill in the grout lines in the tile if necessary.
