There are several storage facilities nearby and the rents are pretty much the same, so raising the rent would result in empty units.And it seems that it is a labor intensive endeavor.

I find this to be intuitive because there will theoretically ONLY be savings in the repair and maintenance line item of 5%-7% since a new building will need fewer repairs in the beginning years.

@Jeremy Black You can do a leaseback...but there are going to be fewer investors that want to buy a wholesale deal with a leaseback situation so it better be a good deal.
