What advice or tips would you give that could've helped yourself when you made similar investments in the past? 

I feel like the old multifamily properties vacancy rates are very high?

The upside:  There is a lot of money to be made, potentially, and every door you add to your portfolio builds your company's value bigger and bigger (vs. sales, where it's a transaction and then it's over).

That makes sense, I feel like I have seen alot of heat around the sector between GPs and LPs so that is great knowledge to know to avoid that in the future.

But assuming I feel extremely confident in the proforma numbers, does the structure seem fair for the risk and requirements from each party?

I would also let them know you no longer feel comfortable hosting this guest.

But I feel like I can't get an attorney to help they keep saying i have to prove Jerry (step dad didn't own them anymore) well the bank just proved it right?
