The only beneficiary in getting people to bid DD up is to make the buyer feel obligated to buy post-inspection, and therefore, more than likely get the close done.

Chminey flue liner will cost as you said 2.5k each. so I feel this would be fair.

I looked into that briefly but the extra expense of structuring the LLC that way and the interest rate being over a point higher to go that route left me feeling like it wouldn’t be worth it to me. 

You can't feel good spending your free time as a liar.

With prices going up so much, if this lowers your cashflow too much, I feel like you may not look profitable in the eyes of a lender.
