You may have to do some renovations to have it up to code, such as windows, doors for private entrance, parking spots etc.

I'm familiar with the area so much that I go to a few favorite restaurants up that way, but can't talk intelligently about the rental market.

Typically, at auction, one pays on the spot or in some jurisdictions, within 24 hrs by cashier's check - - there's no time to negotiate price or find a lender. 

Butte's market is in a pretty good spot at the moment.

My least favorite work is retail and office but I have dabbled in that as well.

I have done some research and determined Naples, Venice, Fort Lauderdale/Hollywood, and Sarasota to be some of my favorite spots.
