I have a family member who is willing to front the difference of what I need (will probably be between $10-20K depending on price point).My dilemma is that banks will see this as a gift/loan and will not accept it.

And being able to focus on one thing is a gift and an enormous advantage, but only if you turn it into one. 

However it is easy enough to rent the house to your parents as an arms length transaction and then gift them their rent money back at the end of the year. 

One of my favorite parts of this business is helping new agents and investors get their businesses going.

I was surprised after calling a few of my favorite conventional mortgage providers that they're no longer providing mortgages for anyone whose income is generated outside the US.

But 12x12 tile is durable and vinyl is my next favorite, especially because the install and removal on vinyl is quick.
