Perhaps the bank declines a 75% LTV loan, but if you re-approach as a 50% LTV loan you might get a favorable answer.Another option is a bridge loan.

Also in a good area like Bergen/Scotch Plains etc. if you buy at a good price, you will likely buy into equity and the PMI will be a brief inconvenience.
