Account Closed House Inspection Question
24 December 2013 | 5 replies
Worst case, it costs about $800 to put in a remediation system, which really isn't a big deal. For termites, remediation is less than $1000 (for subterranean termites, which are common in my area) -- if I notice termite damage during the rehab, we'll do the treatment and repair any issues, but any major issues wouldn't be visible prior to opening up walls anyway, so I don't bother with inspections prior to purchase. For stuff like structual issues, if I notice something concerning, I'll generally have my engineer take a look.
Will Barnard REO Start to Finish

Originally posted by Will Barnard:Jason, I do have the option to not accept any offer, for any reason, however, since I use a licensed agent, we can not demand that they use our lender, but can demand they double app, which is essence, accomplishes the same thing.First, I'm not an attorney, but I'm pretty confident of this...Assuming your agent isn't a principal in the transaction, the fact s/he is representing you will not violate any RESPA regulations, because it is YOU (who is unlicensed and the principal) who is demanding the buyer use a particular broker.Certainly, your agent can't require a particular broker as part of the deal, and I assume your agent isn't getting any kickback or favorable treatment from your broker as part of the deal.

This aint corporate America where you have to play politics and be fake to get someone else to give you a promotion...If you are using your card as a marketing tool, it should reflect what you are after- "housebuyer" "Notebuyer" "Private Lender", etc.
Account Closed The BIG problem with buying/selling houses in the suburbs!
10 March 2023 | 56 replies
I've never heard of it taking two years to sell a house in the suburbs, that's straight idiocy.Going forward ask this guy about treatment plans, what CEs to pursue for after you graduate to help make you a better clinician, etc., but his real estate advice sounds like a wanna-be ego-driven baller who wants "sexy" properties to brag about at a dinner party with people they don't actually like instead of educating themselves about how to build a long term empire so they don't even have to bend over that perio patient in their op 8 hours a day.
