What I know about Evolve is that they pitch a low management fee, but they're also leaving a lot of the property management to you (external care of the property, for example).As the STR industry matures, we get more market saturation, but we also get more tools on the daily.

My concern would be whether any buyers would be able to get financing, since lenders look at the functionality of a COA as a factor in lending (a greater extent in some case, a lesser extent in others, but all at least ask for information....).If you are still deciding and need to nail down the question of the diversification of ownership, I recommend going to the tax assessor's Web page and seeing if there is a "subdivision" filter that you can use.
