Whats coming, a LOT of price increase in housing, ALL housing because due to 100 ugly factors all hitting at once new units are skyrocketing in price, in a world with demand for housing and shortage of units the cost of new units coming to market is going to press the median prices up across the board for existing housing.

This dictates what is a deal more than anything.For example in Ohio if I was using the 1% ruleColumbus: 1% rule doesn't exist, more like 0.5% rule and good cash flow is hard to come by.
