They turned on the water for the first time and it poured out of the walls---the pipes weren't even connected within the walls.  

Issue #1 - a rat entered the house and caused damage to the pipes which caused a massive leak - This issue was addressed properly and promptly.

Vandalism and theft are serious risk in Baltimore, copper pipe especially.

I'll pipe up on posts like this because then I get all hype to do more for myself especially when I see there are other people like me.

Is it your thought that you would rather a resident not call you until 8am for a situation of fire, burglary, hot water tank burst, pipes burst.

It sounds like it’s in good condition and doesn’t have the ‘huge’ old house issues of original lead piping or knob and tube wiring.

They apparently email a break sown permonth with the automatic deposit of the profits ..but I have not seen it...I got my inlaws to request 2 years of records last June but I do t know how to confirm they do the actuall repairs...I discovered they were sued for saying the replaced pipes in a gas line but only really used duct tape if I read the legalese correctly.
