Most tenants leave within 2-3 years and then I can deal with a larger increase.If the market is stagnant or a tenant is considering leaving, I can always excuse the automatic increase and entice them to stay, but that's a pretty rare event.

I don't know. probably at least 25%.Cost segregation, if done properly, will be able to allocate anywhere between 10-30% of the value of the property to 5-year and 15-year assets, and accelerate the depreciation.Potentially allowing you to reallocate $25,000-70,000 over the next 5-15 years.With the new tax reform you can choose to take 50% or 100% bonus depreciation and get that in the first year.Let me know if I can be of any more assistance.Perhaps a CPA like @Daniel Hyman or @Brandon Hall can help you with additional strategies to lower your income tax liability without having to take the cost seg route.

With that said, we place 500-1000 a month, cost $2 to produce with the stakes and pay someone $1 a sign to put them out, then bonus him when we get a deal to close (incentive to place signs better.)If you use someone to place signs only pay off verification.

I'd get some of the benefits of both as well as some of the cons of both mfr and sfh and it would simply come down to if I would buy either of them seperatly or not and if so then them being connected would just be a bonus.

We happily pay other brokers commissions and bonuses because I find they typically bring higher quality tenants who pay top rent, and units are vacant for a shorter time.
