@Adrian Macias I would encourage you to do some research on BP and speak with local investors and see exactly what niche you want to invest.

YellowLetters has better customization of letters, postcards, etc in my opinion.

Be careful not to incentivize in a way that it encourages them just to throw anybody in there in order to meet the goal.

Don't pay the contractor in advance.  25% down is acceptable with phased payments when specific milestones are hit protects you and encourages your contractor to keep on schedule.  

I did all of my own work and I used builder grade cabinets and I made my own custom counters and STILL that work cost me about $21,000. and that is only for 1 side of the duplex.

@Russell Brazil  I was almost going to call you on this one as I know that in negotiating transactions you have regional customs and I was going on my west coast customs... but we got it done... even going up this will pencil well ....

Or whatever....I would not encourage anybody to throw a temper tantrum at work.  

Start by acquiring 2 to 3 units and occupy the units you purchase and learn how to manage your business and your paying customers.
