@Marian SmithThe way I see it, this bullish market is from 3 main things.1) absurdly low interest rates, inflating buying power.2) printing 20 trillion dollars of funny money in the past 18 months.3) inflation that likely only just begun because of 1 and 2.

Since cabinets, flooring, electrical, plumbing, etc. have to be upgraded anyways, is there a financial payoff for turning the units into 1 bedrooms - e.g. moving the kitchen wall into a bedroom, creating a design that looks and functions better?

Vines are easy to remove unless woody ones- cut back, pull up roots. wire brush the roots, maybe power wash to clean up mortar.

Because I have not determined the best way to address an addition or floorplan modification, I suspect my analysis may “double-capture” portions of some budgeted items (plumbing, electrical, etc.) and be way high.Sorry I don’t have actual pics of the interior, but I will post the county’s floorplan sketches.Subject Property Fast Facts:- Not a registered historic home, just very old.- 1890 Construction; brick (original house) & vinyl-sided (1-story addition) - 3Bed/1Bath; 1 bed and bath downstairs, 2 beds and 1 extra community area upstairs- Originally a 3Bed/0Bath.
