Ideally, we’d like to sell both of the rentals, and use the cash to place a down payment on a larger multi family home investment property, maybe valued somewhere around 400-600k.

To save money, management raised the wind and hail insurance deductible from 5 to 10 percent.

It'll be nice to use just one software, but I think it's better to use both Buildium and QuickBooks if you want to keep track of everything, likes your assets. 

Be sure to use a good background check and go through it - I use smartmove but there are a lot of different ones and I think BP has one as well.
