It will give you a LOT of comfort and easily allow you to see through BS with threatening tenants.Generally, tenants cannot withhold rent unless you don't take any action to fix the "problems" within a timely manner (in VT that's 30 days, of course this doesn't apply to issues that would make a unit uninhabitable, like if the furnace goes out in February). 

Drawers easily opens and close , doors stays close , gas range and oven working .

By the sounds of it, you're the only other party in the room; but I'm sure that if anyone else close to this guy gets wind of what you're trying to do, he could be easily persuaded just to sell outright and clean with a broker.  

This area has been blighted for years but has a technical school and will have a prime development less than 1 mile away And is easily commutable to Atlanta.

Early on I paid such an attorney to draft me a cookie cutter OA that can be used with or without unrelated partnerets and have since established 4 on my own easily directly with the SOS. 

I advertised on Postlets for $925 just out of curiosity to see if I'd get any nibbles and  I got easily 12 responses.

They are basically paying to have someone hold their hand through a process they could have easily navigated on their own with the guidance of knowledgable professionals (agents, lenders, title co, etc)Jeff

Builders can easily build many more new homes on these vacant lands and bring the house price down. 

If they are professional, they can explain this quickly and easily.

I believe tenants should have reserves, but the reality is that tenants do not have the means to easily build up reserves.
