Drew,HELOC's are okay if you have quick little projects and only want to pay on the draw amount. 

If it's not grid-tied, then it won't even show up, and whatever appliances they had run by their battery system would correspond to that much less they'd draw from the grid and pay the utility.

I would say if you feel comfortable with the $15,000 mark, stick with that, and each time you have to draw from it, work to replenish it until you get back up there. $15,000 will be able to cover most any major repair that you could undergo, and then as long as you work to replenish it, you should be alright!

You draw a T on a paper, and you put what you are giving up underneath one side of the T, and what they are getting in return on the other side.

So how it worked with us, they gave us 3 draws, you do not get money until you finish certain portions of the reno.

I never advertise anything anywhere because it draws attention to the house, and I generally like to keep it on the down-low that the place is being rehabbed.

You might want to chat with an attorney too, if drawing up an llc.
