Or you could take a bird dog fee, and find a buyer without tying it up or doing any of the leg work. if they end up buying it you typically get a fraction for a bird dog fee then you would if you did all the work to wholesale it.

Yea my manager mentioned that one applicant didn't qualify because of income, since she only had SSI income and nothing else, plus 4 dogs, so not the best applicant, I have one unit that just finished a renovation and am charging $760, and the other unit is original and is renting for $600 but both are vacant.
