with my commercial banks fico was not the driving factor it was experience collateral protection IE equity and Character with gov mit backed loans they could give a rip about character  its all about fico and DTI. 

I'm wondering if anyone on BP has recent experience (last couple years) with a Spartan Invest turn-key property purchase. 

After having your own experience, you'll know what to look out for in a Management company, and I can say this from experiencing first hand.I would connect with other investors that are from Arizona, you can sign a joint venture agreement with them, giving them either a percentage of your rental income or equity, and they will be your boots on the ground. 

Ask how many units they manage and how much experience they have.

When I do it, I know it is done.Since this is your first deal, I would highly recommend finding someone in your town who has experience, has a team, and can mentor you through the process.

I haven’t done a deal yet so I was thinking that if I did a fix and flip first it would get my feet wet and I would get some experience and then I can move onto a BRRRR or becoming a landlord.  

So either 1- we find a new Accounting firm or 2- don't do the study Anyone have experience with this specifically for SFR and for an STR
