The comps actually support an ARV of $140k, but with the property, I have factored in an ARV of $130k in my analysis.

To me that means the details are taken care of by the turnkey company, otherwise why wouldn't you just put your own team together on the ground there (agent, inspector, contractor, property mgr)???
