The only major things were:-Fence 8k- Floors 9k-Paint-7k-Landscaping-$800Total 25kWhen you look at the comps they have granite counter tops, newer paint on cabinets, tile showers, new glass doors, new faucets and sinks, new ceiling fans, lights adding up to another 21k.Obviously my challenge with only 2 deals complete is learning what I need to repair in order to sell on the back end of the deal.

I thought we were going to go to the airport.. nope follow him a few hundred more yards to a massive gate made of wrought iron and art work.. it opens and we drive up onto a PAVED 4000 foot lighted runway on his property.. and over to his two 100/100 hangers were he had a few million in airplanes..

Some of the stuff I’ve learned involved staging the house, such as proper lighting, opening blinds, making the most of various amenities the house has which in my case was having the gas fireplace lit, the backyard waterfall running, positioning furniture to make the rooms appear more spacious, occasional spritz of air fresheners, and in the winter time a nice apple pie candle lit in the kitchen.

And since they moved in, they complained about everything: doors were not closing properly so we fixed them; the oven was not working properly so I sent a new one; the outside lights were too soft so I sent my electrician, who explained to me that the tenant wanted a new switch for an extra refrigerator outside, so he lied to me and complained about the light, and yes I paid for the switch installation.
