How are you going to answer in court when the judge asks why the tenant never put the electricity in their name........for 2 months?

We have some tenants who, after moving into one of our apartments, declared that they had acquired an emotional support dog.

The judge did not take too kindly of people scamming this way, since it is usually poor people that get taken this way. 

What we have read so far is that this deal will need to be approved by a bankruptcy judge and the closing might take a few extra weeks, but we're not sure what the other risks involved will be.

But remember, judges enforce contracts not contracts.

Just for the sake of argument you would be declaring rental income on your taxes via your k-1 still.

I grew up working hand out and mail out leads.. you simply cannot judge them either when they write in or call in.. this is a belly to belly business. and those who judge leads before sitting in front of the Mark is going to fail every single time.. 

But, if you aspire to early financial freedom, you had better be building MOST of your wealth outside of that 401(k), or have a plan to withdraw from it early.I declare the 401(k) a "false" asset in the book.
