We’re being funny because there's still a bit of nuance here.There are strict guidelines and it's sometimes a blurry line between being an RE pro vs not.

From a rate perspective, likely is not close to making sense at the moment, would need rates to drop further, however if value has increased and you are looking for cash-out, that motivation (any lower rate as icing on the cake / secondary concern) it could make sense to look into

Your lender will likely base the loan off just one income/credit though (at least that's how my lenders have done it)I would personally advise against it - life is a windy road and you never know when one of you may want out of the deal even if both have full intent to stay in from the onset.
