LOL... the only way some one off investor got a deal in our market was because we let them and we did not want it.My title company did date down title for me on every single NOD in the 3 counties I worked.. and updated my speadsheets daily.... but its still a lot of work you still have to drive the properties... see if they are vacant or are you going to have an issue with a hold over ... and what about when you buy a home and the old owner strips it on the way out...
