There are a lot of options out there, I don't want to cross the line on soliciting, so ill keep it generic.

If one uses a 12-month period to qualify that crosses calendar years, you have to allocate the portion in the corresponding tax years.

I also have used Cross Country Mortgage for loans based on rental income not DTI. 

I would ask for a T12 and get estoppel certs as a cross check.

These numbers get me cross-eyed after a while.
