While I am trying to get the best deal, he is trying to sell me on getting my offer as close to asking as possible so its quick and relatively painless for him.I get where he is coming from because obviously he does not want to waste his time with offers that have no shot.I am new and need the guidance of an agent that has my best intentions at heart.

I know I can do it, because people do it all day long, every day.I know in my heart of hearts, there's guys doing deals will less than what I have right now, but the difference is they have the knowledge.

But I've followed this practice for years and it also helps me weed out which pros I want to work with and who really knows their stuff and who has my best interests at heart.  

Another major point I make to new investors is to have a little heart-to-heart (either with a spouse or just internally) about what you require of an investment besides ROI.

Not for the light-hearted or amateur investor unless you have a close friend mentor that has the experience to learn from.

And, I am aware RE Investing is not for the faint of heart and most quit before they get started.
