That is, they were making gazillions with a simple bet on the property market and it did not pay off in the end - maybe they just got greedy but it was not their money they were gambling with - it belonged to the community, the people.

Everyone is always evicted with enough time for the cleaning crew to clear the mess and someone from the waiting list can be shown the apt as well within that timeframe, having 25 almost identical apts in the complex gives that convenience.

I'm researching the process to develop a parcel of uncleared land to build a convenience store/gas station. the land is currently zoned AGR and there are about 150 homes north of the area. they have a minimum 15-20 minute commute to any type of store or gas station and the opposite of the street from this parcel is still vacant but zoned PUD. so what is all involved in the process to get something like this going?

Things may change to make these requirements easier, but I would not gamble on that.So then you are left with cash buyers or high down payment buyers....those tend to be investors, who typically don't like condos....and then you still run into the problem of financing for owner occupants.If this is your first deal I applaud you for thinking outside the box.
