A big key is to continue learning as much as you can. 

Protecting their credit score is sufficient motivation for most high credit score tenants to play by your standard lease rules.Low income tenants are playing by different rules.

For now reading and continuing to go through the growing pains is what will be needed. 

Another factor that comes into play is that I represent the target market that I intend to serve (traveling business professionals).

Kind of a serving the community move and marketing play? 

It is a great business with a real estate play attached.  

You seem unable to even begin to put yourself in the shoes of the landlord here, to understand what it's like to have someone play games with you like this.

For instance, changes to tenant laws, enactment of rent control, continual increase of property taxes, etc. could all throw the math out of whack.

Things will continue moving in the right direction. 

I guess Im asking, do you make purchases in areas you know nothing about just based on the numbers, or is there some kind of vetting process that goes in play first before even considering the numbers?
