LLC's can be so beneficial in fact that some investors have a separate LLC for each property- this way if a situation goes into lawsuit with one property, the lawsuit is contained to this property (and this LLC) alone, not all of the investment (or personal property!)

It's my favorite age to buy value-add houses:Pros: usable electric wiring most of the time; 200 amp breaker boxes are common; asbestos is (relatively) rare and mostly contained to flooring tiles and siding; windows, foundations and roofs are usually decent, hardwood floors, standard sizes on things (doorknobs, locksets, etc).

I recognize you can drive in the linens from Costco or Target but me personally i dont like my towels to be mismatched after utilizing them and restocking them so i dont want to always by and ship in or drive in.
