I've listed about $100 -$150 under nearby complexes which have additional amenities, but there a very few to no comparable 2/3 family homes to base off of.I was originally planning to list at least $100 more, but I have 5 straight weeks of travel upcoming and if I didn't get it rented for May 1st, I have at least a month of vacancy.

This is complex and not fast.

Large multi-families (apartment complexes) in the city really interest me.

It's 5x the cost of a standard thermostat, it's more complex to set up and maintain, it's harder to transition to the next renter, and it's more likely to break.Sometimes dumber is better.

It's a bit complex as the couple was placed there through a social services program.

If the property is occupied, there is likely cash flow, if the property is vacant, then it is bleeding money.When investing passively into a 200 unit apartment complex, there are many different possible scenarios.

The more complex system you set up the more problems you will have doing it this way.
