Our total monthly cash flow is $28 (living for free, plus $28 - this factors vacancy and collection loss, mortgages, reserves for replacement, etc. - I'm the appraiser...).We have nearly saved up $140,000, which happens to be about 20% for the new listing.

I heard NETRonline is a good resource, but this is public record that shows past annual taxes and not the actual tax when the property is bought at a different price.

Sure, you could argue that you'd be collecting rent from your tenants, but good luck finding a multi that has enough positive cash flow to cover the entire mortgage, taxes, insurance, vacancy, maintenance, capex and your living expenses, food, gas, utilities, etc.

In the last 10yrs there was a person/investor that has an installment contract for deed on the property, they stopped paying their payments, and also collected security deposits from the tenants.
