Using HML really isn't doing this method.  

The wife got jazzed on double-hung with tilt-in for cleaning both sides from within the room. 

Viewed documents and thought a 'mess' to clean up.

I ALWAYS go through a title company for a clean marketable title.

We took care of any repair/cleaning/make ready issues quickly, got the property back on the market and found a better qualified tenant, for higher rent, in less than a week.

You recommended me  this method in another post here or MHU forum.

If that doesn't turn up anything, you most likely will get next of kin listing in the white pages and you might be able to track one of them down using the same method. 

I've had a few tenants over the years ask to break the lease for various reasons; however, they all agreed to my requirements that they show the unit to prospective tenants (so I didn't have to pay my contractor to do it), keep the units clean and tidy, and pay the rent until the day another tenant took possession.

I have about $20k in student loan debt and have been throwing around the idea of putting it on the market in the spring in order to give me a clean slate financially speaking.

Not sure if it would be treated differently for a person (cash vs accrual methods).Happy holidays!!!
