(cash flow from operations / total rental income) * 100% How much cash flow are you getting?

It may not be the Smokys, but these get repeated guests every year, and most people only go to the "destination" tourist cities once in their lives.

Our realtor suggested several lenders for them, but they claim they continually get the same answer. 

.* We get as close as possible to ironing/feeling out deal terms that would be agreeable to the seller in advance of submitting an offer, including site visits if they are located in the same market we are vs. out of state/market.All of the above data provides us with enough of an analysis to know what our deal parameters are going to be, at least to within a few percentage points.

Like it'd be awful to build up a nice base of STRs and then something like that happens and everything is empty. 

Specifically i found that we had to coordinate keys, the seller move out, the closing times, wiring instructions, and various other little details to get the deal done... being this was our first one, it was unclear who communicates all of these as there was obviously no agents or brokers involved.  

Doing a 203k on a multi can be challenging, depending on tenants so your best bet is to get one vacant, but then you are at a full loss while construction is going on.

I'm currently on track to get my real estate license this month and am eager to dive into house flipping and real estate investing in the West Palm Beach area.
