Since two years ago January, my electric bills had been running $50.00/month less than before,  based on meter readings, and I had no time to chase after them for errors they may have made years before.One thought I had in your case is see if you can get a historic record of all your meter readings.

No chasing rent.

At that point, if you still like real estate and don't like what you're doing... and the referral income is keeping your bills paid, chase it full time. 

Do any of you, "chase" them?

From a comment above, I see 2 months is the limit there, but that does seem like it would chase away renters unless you are in a place where the renters would be wealthy.

We could conservatively buy 4-5 cash-flowing LTR in my market, wouldn't have the stress of chasing 5 star reviews, cleaning, and minor issues are the tenants responsibility. 

He spent a small fortune on legal fees for evictions and constantly chasing renters down and having to almost rehab the houses every time someone would move out.

I was never going to waste a minute chasing uncollectible debt.As I think I said when they received the 1099 they'd contact me to settle.

But I do have the ability to pay through Chase Quick Pay or echecks through my credit union account.
