@Bart Van Leijsen this one is in chicago in the austin neighborhood, it was posted on loopnet, full rehab was not necessary, we did have to do 2 extensive unit turns but otherwise we're just taking care of deferred maintenance over the course of year one. would love to help you achieve your goals!

For the rest of this post, I will assume your goal is financial freedom.There are two location requirements for financial freedom.Rents outpace inflation.The rent continues for the rest of your life.Here is the problem with investing where rents do not outpace inflation.I was evaluating a location and determined the average rent growth rate was about 2%.

If the current zoning doesn't permit that business use, the office might either be grandfathered in or permitted with a variance and that permission may go away when the business use ceases for a period of time.
