I continued my program of over paying the principal amount of my monthly PITI to bring the loan principal amount down quicker as well.

If damage is done or a repair is needed that exceeds a certain amount (eg $500), the PM contacts me to get my approval (unless it is an emergency and they deal with it and then contact me).

The REI cost is ONLY the cash they put in, as long as they have positive CF. 

This question was for advice geared towards an individual not looking to create a ton of cash-flow, apologies.

Usually investors ask from an amount that they feel will have the buyer vested in the deal.

My question is, the property has a decent amount of equity, and I'd like to try and leverage that equity to potentially get another property ideally in the same neighborhood since I've had amazing luck renting to military members.

Bump to follow this also.....looking for a Houston area bank or portfolio lender that can help me close a deal and handle some cash out refis.
