You can also try offering 4 to 6% to the buyers agent if you do that but in my experience neither higher commissions nor "bonuses" to the buyers agent work if the price for the house is wrong.

As far as paying managers, here was one idea I came up with...set a smallish base (15k - 30k/yr plus free lot rent depending on size of park) then a $1000 bonus for any new resident they bring in to the park...as a sales commission type thing...is that way off base or does it make sense?

Thanks for the concerns though, some people do tend to take advantage...So I should show the rent paid full and the FMV of their maintenance or whatever in that category of the Schedule E?

In almost every category, there is quite a wide range between the mean (average (sum of all amounts divided by the number of people)) and the median (or middle point where there are equal number of people above and below) net worth.

Also, I think having that added bonus to purchase a new house soon can sometimes give people the kick they need to get out there and do it.You should also be aware that there are five different types of 1031 exchange, so if the standard 45-day ID and 180-day purchase don't work for you, check out the other options.
