Yes a wholesaler might do this more efficiently and have a better contact-to-close ratio than you, but only because of more TTP (talk to people) attempts - if you can get over the analysis paralysis and dial the phone you can get the experience as well, eventually a deal will come through.

I have attempted and failed to reason with A; despite an exterminator documenting that there was a heavy bedbug infestation in A’s unit and insinuating that they originated from it, A denies the issue each time it’s brought up and refuses to have his unit cleaned.

If the first lien is substantial and the tenant is not performing (a safe assumption in light of the eviction attempt) then your second lien is just not worth very much regardless of what is stated on the face as to amount owing and interest rate.
