If you can get it approved as a in-law suite, etc.Just add a bathroom and kitchenette (should cost around 8-10K) and rent for 400-500 or so.

I am new landlord in New Brunswick, NJ, I rent 3 bedroom townhouse to the section 8 home. the tenants need pay all utilities. the water in the bathroom were bleaking she find out untill the water bill came, the water bill is very highabout $2,300.00 for the 4 and half months. she don't want pay any, I aske her pay $ 400 and I paid the rest. she said he will take care of it but never do. now she live there a year, she only pay $200 for the water. the open balance is $438.00. what should I do. do I need to go to court?

Holes were punched in the walls, the vanity in the bathroom ripped out, the cabinets/sink were taken from the kitchen, carpet ripped out, sliding door to the deck was removed and glass shattered, graffiti on the 1st floor, etc. etc.

We rented a large cabana with 4 large beds upstairs and a bathroom (with hot water shower, which you didn't see much in those days) and air conditioning (again, something rare) with wireless internet (we had it wired) and added an LG air conditioning system downstairs with cable tv and was on the bus route to town (or you could walk, which we did quite often), but because the locals felt we were trespassing on their work, we were forced to live out our money and returned home broke.
