Your FICO score needs to be 620 bare minimum, better for more complicated and/or commercial deals.

Call it whatever you want, but it is collected on the same pink form as sales tax and the check is made out to the same Phoenix City Treasurer.

For all the work underwriting, that discounted is barely even worth it.

I'm sure they view me as the trashy slumlord as I'm barely meeting their $30k minimum for a mortgage.

That became my big cash cow, from '78 to '01, when I did a 1031 exchange for 3 places in the Highland Lakes region of Texas.A couple of moves later I had two rentals in Houston that (barely) cash flowed, but we had red hot housing inflation.
