A home of that value (especially once renovated) will attract high-end renters - usually difficult to find and keep unless you provide the best of the best products and services via property management services.

@Steve Camp, we have used Resman and Realpage.From your description, it sounds like more of a process issue.Regardless of which PM/accounting software you use, it is just a tool that depends on the underlying business process.Either software should be able to use a standard or customized CoA (Chart of Accounts).How many units are you trying to manage?

Gatlinburg and pigeon forge are both popping in weekends pretty much all seasons, and there are plenty of attractions so I'm sure you are going to succeed!!

We ended up going with Foremost because they had the best website & customer service. 

The split isnt the best but laundry is not about making money it's about providing an amenity to the tenants to make the building more attractive.

Given that this sounds like a fairly large property, you'd benefit from establishing your mission, what you and your brand stand for, the value proposition you offer to your customers, and other important considerations.

That being said, it allows for various payment frequencies, greater customization, and e-signatures for leases.  

What does the property need on the outside/common areas inside to make it attractive to tenants?
