Her vision of the arrangement was she put half of the rent in an envelope on the 10th along with a note saying we would get the other half on the 23rd even though the rent is due to us by the first.Before serving her we attempted to reach out via text, email and voice but she wouldn't take our messages or return them.

For example, in Colorado if a lease does not have early termination verbiage then it defaults to the state standard: tenant is responsible for rent and utilities until a new lease is in place and the landlord is responsible to mitigate their losses (actively attempt to fill the vacant unit).If both parties want to make a different agreement, then you can pretty much do what you want because with both parties agreeing, you can simply terminate the old lease and sign a new one with the parts you both agree to.

Too many assumptions have been made here, appreciation, the economic holding period, the ability to invest at a given return at all times, and since real estate is not a liquid market, you have market risks, financing risks, opportunity costs associated with X dollars a month vs a lump sum being available, the IRR is rather irrelevant to attempt to measure and if it's not your money you don't have an IRR, you have earnings.
