I've made my first deal and bought a duplex at which i currently renting one side out and living in the other until i finish renovating it.I really want to find some people or more information about investing in this area.

I've heard about the cash flow game so many times, and skipped a few invitations to play while I was buying/rehabbing/leasing up cash flow properties, so haven't had a chance to play yet lol But looking forward to it after I'm finished with rehab and leasing on the 4plex I bought last month.. 

I guess 5 deals and profit of 25-50k in first year is attainable working on RE on a part time basis.

Put in 42'' shaker espresso cabinets, granite countertops, stainless steel appliances, new tile, painted the garage floor, painted the exterior of the house, painted interior, added a walk-in pantry, finished the attic space to give it a 3rd bedroom/bonus room, new tile in the bathroom, new vanity, and tons of landscaping.
