Legal fees have not been figured into the anticipated expenses for the upcoming year since the association has been able to recover legal fees and interest as noted above resulting in net positive income for the last two fiscal years. 

Can I anticipate a price reduction around the 30 day mark or will that not happen until it's closer to 60 days? 

I don't anticipate the rental prices to increase until the facilities are actually operating.

I did not make it this year, but I anticipate to next year...and I dont think Id be able to without the big name brokerage.  

I've never done it before but I anticipate that property with houses on them are bid on with more fervor and therefore end up closer to their market value.  

Heavy use of rent enticements to land tenants is incentive for us to raise the anticipated turnover rate of offset the risk, which will result in a lower offer.If you offer rent incentives, make them either at the end of the lease period or, upon renewal of the lease, at the end of the second period.  

Different state, I anticipate having a lot more costs since I would have to pay people to help with everything from property management to minor fixes, etc.Invest first in the stock market since you can invest smaller chunks of money.  

Like everything else, it takes a lot longer than you anticipate!

If they see that you've been pre-qualified, if they see that you have an itemization of your anticipated costs, then they will be more likely to accept your offer.
