Since we have all documents signed, and nothing recorded or funded at this time, they are clearly going to have some legal issues if they don't make it happen today.They claim they have not recorded yet as they wanted to insure things where as advertised...

If the comps support a higher than list price, it will most likely sell at the comp price.

The investors we support typically are buying 3/2 or 2/2 block homes with no pool (for liability reasons).These are HUD houses, and usually only need a light to medium rehab.In the area you described, the rental market is strong, just make sure you have a good screening process.

Knowing that you can hustle and support yourself in any situation is the greatest stress reliever ever!

It was very complete, and prepped me to easily pass the exam on my first try in 45 minutes (vs. 4 hours allotted).Customer support was good, and the material all seemed current.  

Do banks advertise these ?

My wife and I long term goal would be to get to the point where we have enough rental properties to support ourselves in retirement and also have something to possibly pass on to the next generation.
