Hi All,We have a prospective tenant who says they are self-employed but don't have any tax returns for the past 3 years.

I am currently working on securing a deal for a 9 unit condo new construction building in the boston area.

Does anyone know with the recent Tax Cuts and Jobs act for 2024 if bonus depreciation of 100% has been extended to 2026 for short term rentals? 

I have used the same property manager the entire hold and have had zero issues and extremely happy with management, tenant placement and help on property tax reduction.

By doing so, we have made several of our investor friends financially secure & some also opted to retire early.

My suggestion would be to come out to as many in person meets as possible (https://www.biggerpockets.com/forums/521/topics/1177645-tax-...), ask tons of questions, and figure out how to hang out with people who are doing what you want to do (add value, work for free, do anything to get that experience.What area of Chicago are you looking to invest in?

If you have 2 years of landlord tax returns you should be able to count 70% plus of that income.

I'd also get security in place (with cameras that record and upload to the cloud) so that you know if he's broken into the property and if he has, be prepared to press charges.
