Best option is that you release them from the lease and let them find someplace else.

I gave him $300 for his abstract(Iowa thing) and had him sign a personal property release for the stuff left in the house(nothing of value really).

If the tenant-buyer releases their option he's at least had a bit more time to save and pay down the mortgage (and hopefully some appreciation).  

I know CAR just released their numbers and CA saw a 14% drop since June and a 2.8% drop YoY.
