Seems like the day after I closed they sent inspectors to every single one of those properties and gave me a laundry list of building and health code violations that I was 100% personally responsible for regardless of who the LLC was.2). the cheapest properties were the biggest problems.

My family members and friends live throughout Jersey City, so I can provide some recommendations.I would recommend the following zip codes: 07302, 07310,07306,07307,07304 and 07087Downtown Jersey City (07302) is a good location because a typical houses generally are 3-4 brick story (aka Brown Stones) with the potential for 2 separate units for renters and in some cases a bottom level which in could potentially be converted into a third unit.

It happens anyway at times, but if I see a tenant doing it I kindly tell them that city code doesn't allow it, and if we receive any notice of violation they will be responsible for 100% of the costs.Never had one not moved by the end of the day.

If you want to avoid failing the first inspection here are a list of things to check: carbon monoxide detectors on every floor including basement, both photo electric and ionization smoke detectors present, all outlets are grounded or switched out for two-prong outlets, all windows and doors open & close properly and can lock, all stairways, porches, decks, and balconies have handrails that meet code, and all appliances, furnaces, ACs, stove ranges, and bathroom vent fans (if present) are clean and function properly.
