(Although I want to work my way up to larger properties other states, right now, I want to be hands-on in order to learn as much as possible, as quickly as possible.)

I'm in the hunt for my first rental property, but it is impossible to find anything in the Denver Market.I've been doing tons of research and I am leaning toward going the turn key route and buying a rental property, possibly in the Kansas City Market.

Beyond that, I am intrigued by the possibility of building a portfolio of small multifamily properties and generating cash flow to increase my flexibility and time with my two young sons.  

Obviously this wasn't a wholesale deal, but when someone is a licensed agent, they have to remember who they're representing and the possible conflict of interest their action poses. 

Really looking for something to supplement my income and possibly become a full time gig where I can be my own boss.

So do both, so you can analyze as many as possible and compress time frame.
